Due to South Florida's extreme low inventory of properties for sale and rent, this is an ideal time for those that have the need to sell.  An experienced real estate agent and negotiator could get a seller top market and above market price with the best terms for the seller.  This will reduce risks and create the most smooth transaction during the 15 to 45 days that the property will be under contract until the time it closes.   

Buyers are having challenges obtaining a property and competing with other buyers.  For many, buying right now is a need that they must go through.  On the other hand the interest rates are great and remain at record lows for home purchasing.  This allows buyers purchase price limits to be higher and to enable them to obtain better and nicer homes   When interest rates climb, all buyer qualifying factors being equal, purchase price limit declines, and the monthly mortgage payments increase.
